Why housing construction in Munich is stalling – and what that means for the market

The Munich housing market is under pressure: The number of newly completed apartments has recently dropped sharply and is well below the target figures. This further exacerbates the already tense situation in one of Germany’s most dynamic real estate regions.

What is causing the decline?
The causes are multifaceted. Rising construction costs, high interest rates, and uncertain economic conditions are noticeably dampening investment. At the same time, complex permitting processes and a lack of funding are causing many projects to be postponed or not even started in the first place. Subsidized housing construction, which is essential for affordable housing, is particularly affected.

Supply and demand continue to diverge
While construction activity is declining, demand remains consistently high. Munich continues to grow—new neighborhoods like Freiham are being developed to accommodate tens of thousands of people in the long term, but they cannot meet current demand in the short term. The result: increasing pressure on rents and home prices.

What does this mean for buyers and investors?
Current trends are leading to a further tightening of the supply. For buyers, this means that attractive properties remain in high demand and their prices remain stable. Investors benefit in the long term from stable or rising rental yields—especially in sought-after locations and for energy-efficient new construction.

This makes efficient planning processes, reliable funding conditions, and economically viable construction concepts all the more important. Only in this way can the urgently needed housing in Munich be created in a sustainable manner.
